How to rent a home in India

Renting in India is straightforward once you know the local conventions, especially 11-month agreements and large security deposits.

How leases work

  • Most rentals use a leave and licence agreement for 11 months, renewable. Agreements are typically stamped (and in some states registered).
  • Rent usually rises by an agreed percentage on renewal (often 5-10%).
  • Notice periods are commonly one or two months.

Security deposits

Deposits vary by city, from one or two months’ rent in many cities to several months in Bengaluru. It’s refundable, minus damages, when you leave. Get a written inventory and photos at move-in.

Brokers and platforms

Use reputable property portals and local brokers. Brokerage is often around one month’s rent; some platforms list owner-direct homes with no brokerage.

Furnished vs unfurnished

Unfurnished in India often means no appliances or curtains; semi-furnished may include wardrobes, fans and lights; fully furnished includes furniture and appliances.

Checklist before signing

  • Water supply (municipal, borewell or tanker) and power backup.
  • Monthly maintenance charges in gated communities.
  • Society rules for foreigners, pets and bachelors.
  • Distance to work and school in peak traffic.
  • Landlord’s ID and proof of ownership.
  • Police/foreigner registration of tenants where required.
